How are management fees structured?

Our management fee is tailored to each property — we don't publish a fixed percentage, because the right number depends on your villa, its location and how much you'd like us to handle. Get in touch and we'll send you a clear, personalised quote, with no obligation. What we can promise upfront: one transparent fee, with no hidden supplier mark-ups.

What is the minimum commitment or contract length?

We keep it flexible and start with a conversation, not a lock-in. We would rather earn the relationship each season than tie you into a long contract — most owners stay because the villa performs and the experience is effortless, not because they have to. We agree clear terms together before anything begins.

How does Kaluma handle licensing and Andalusian holiday-rental compliance?

We handle it end to end. Legal short-term letting on the Costa del Sol requires a Junta de Andalucía tourist registration (the VFT licence) plus adherence to rules on guest registration, safety and reporting. We manage the licensing, the paperwork, guest check-in reporting to the authorities and ongoing compliance — so your villa is always let legally and correctly.

What if I already have a property manager — can I switch?

Yes, and switching is straightforward — we handle the transition for you. We review your current arrangement, time the handover around any existing bookings, and take over the day-to-day so there is no gap in care for your villa or your guests. Most owners who move to us do so for closer communication and a higher standard; we make leaving your current manager the easy part.

How do you select guests?

Every guest is vetted personally — we are not interested in volume. We look for the right people for your home: respectful, genuine travellers who will treat your villa the way it deserves. We would rather leave a week unbooked than place the wrong guest, because your villa's condition and reputation matter more than any single booking.
